What changed on Colfax
Bus rapid transit is going in along Colfax. The stretch through these neighborhoods is nearly finished. East of Colorado Boulevard it has years to go. So a customer coming in from the east is going to hit cones and closures long after the work in front of your door is done, and the whole street gets the reputation.
The temporary part ends. The rest doesn't. Concrete medians where there were none. Left turns that used to work and now don't. Station platforms that changed which side of the street a customer can reach you from, and how they get there.
Parking is the clearest example. Construction pulled a significant share of the on-street spaces off Colfax, and the parking rules in the surrounding neighborhoods are being restructured around the new corridor. Time limits, metered blocks, and permit areas are all changing. Owners tell me there's nowhere for their customers to park. In most cases the spaces exist a block or two off Colfax. Almost nobody knows where they are, or what the rules on them are now.
Somebody who has driven to your business for ten years now has to figure out a new way in. Some of them do. Some of them go somewhere else and never say why.

I walked the corridor and had fifty conversations with owners about what was actually costing them money, and Corridor Business Works came out of that. Before this I spent twenty years running regulated manufacturing, retail, and service businesses.
